Home Inspection is a Crucial Step for the Home Buyer

Buying a resale home is very different than buying a used wrench, for example. When purchasing a used wrench, you can visually inspect it and see the whole thing. You can try it out to see if it still works well mechanically. You can tell at a glance if the metal has begun to rust. And it likely won’t cost very much so if it turns out later to be a dud, you are not out-of-pocket for much. Buying a used wrench is a low risk transaction.

Buying a used house is another matter entirely. Unless you are a contractor, you will not be able to expertly assess all of the systems that go into a house. Would you know, for example, if the wiring in the house is not up to current code? Can you spot dry rot in floorboards right away? Can you tell whether the HVAC system is adequate for the space it is servicing? A resale home has many parts that are hidden to casual observers and that require a trained eye to spot problems and know whether they can be corrected in a cost effective manner. On top of that, a house may be the largest purchase you ever make. Knowing that you are about to be the proud owner of a money pit can potentially protect your life savings. That’s why it is important to hire a home inspector to inspect the house before you sign on the dotted line.

A home inspector is trained to methodically examine the house to look for potential problems down the road and for existing problems that may be hidden for the purposes of the sale. He or she will check the wiring, plumbing, and HVAC to make sure they are fully functional and not in need of immediate replacement. A home inspector will also look at the structure of the house for any serious problems like foundation cracks, a leaky roof, or termite infestations.

A home inspection report is your back up for your offer price on a house purchase. If you know that there are unadvertised problems but that you can have them fixed for a reasonable amount of money, that will figure in to what you will offer for the house. It will also tell you when to run away quickly from a house that is terminal.

Finding a qualified home inspector is important. Make sure that your home inspector works in the field full time and therefore has personally seen many problems and understands what is and what is not fixable. Your real estate agents may have a recommendation for you based on home inspectors they have worked with over the years. One of the best ways to ensure that your home inspector is qualified is to make sure that he or she is a member of the American Society of Home Inspectors (ASHI). ASHI members adhere to a Code of Ethics and standards of practice that ensure that they are objective and work only on your behalf.

When considering a home purchase, the minor investment required to hire a qualified home inspectors to give you the straight talk on the quality of the house will pay dividends down the road.

In this crazy economy, it may be tempting to try to purchase a house on your own without using realtor, but the truth is that a real estate professional can help you in many ways. They know the ropes and can match people with homes that match the buyer’s needs.

Having someone who knows the ins and outs of buying a house by your side can make the whole process so much easier. They can tell you quite accurately what kind of offer to make, how quickly you should make the offer, and what can be negotiated with the seller. How anxious is the seller to close a deal? How many other offers are lurking out there?

Now, I don’t say that using a realtor to guide you through the process will make everything perfect all the time, but your odds are so much better with the realtor that it would be careless not to. A house, your next home, is not something to gamble on.

When searching for a house, let’s face it, you know what you want. Maybe it’s 2 1/2 baths and 3 bedrooms, maybe a master suite, maybe a great yard, maybe a gourmet kitchen with granite counters and modern appliances. A real estate professional can offer you some options; suggest ways to get almost everything you want with maybe something you had not known you wanted until you saw it, like that great walk-in closet or the wrap-around deck. Perhaps you would be more than willing to give up a half bath for the great deck. One important thing a real estate professional will do is help you to see possibilities you might otherwise have over-looked.

Another very important criterion is location, location. I will only say the word twice, because location can be a flexible item too. For example, the median price of a home in San Diego, California is well over half a million dollars, but there are many nearby communities, like Temecula, within easy commuting distance, that are much more affordable. A good area realtor will know where to find a home within your price range.

A real estate professional knows that getting you to look at a house is half the battle. That’s where they excel. On your own, you’ve got your little list and you look at the ads and match them to your list, never considering the houses that don’t match what you think you must have. You do yourself no favors with this approach. You spend a too much time finding out that what you want and what you can afford don’t match. It can be disheartening and the effort can seem hopeless.

Enter the professional realtor to save the day. They have seen it all before. They know what you don’t know. Somehow they can pull together your wishes, and available houses in your price range. It really can seem magical when you find that special house that you must have and it’s not necessarily what you expected.
